Our verdict
Prestige Falcon City is one of South Bengaluru's best-connected ready townships: a metro station at the gate, a mall inside and a mature neighbourhood around it. You pay for that with a high resale price that leaves little room for quick gains, so it suits people who will live in it or hold it for rent.
Before buying, ask the seller for the occupancy certificate, the association's maintenance rate and no-dues letter, and the current water situation, and check the status of the temple case with the association.

Prestige Group (Prestige Estates Projects, listed) was founded in Bengaluru in 1986 and also runs the Forum mall chain. Falcon City was launched in 2015 and became ready around March 2020 — later than the original commitment, and some owner reviews mention the delay.
Reported resident issues to ask about: a Karnataka High Court case over an alleged illegal temple construction inside the complex (reported by TheNewsMinute; details and outcome not confirmed), water shortages in March 2024, and old buyer questions about the lake buffer.
