About Mana Skanda The Right Life
Mana Skanda The Right Life, widely called Mana TRL or simply TRL, is a 100+ acre integrated township on Sarjapur–Varthur Road at Chikkavaderapura, East Bengaluru. It is developed by Neobuild Ventures LLP, a joint venture of Mana Projects (founded in 2000 by D. Kishore Reddy) and Skanda, and was launched on 28 March 2024 as "Bengaluru's first child-centric integrated township".
TRL is not one building but a set of enclaves the developer calls provinces, each with its own RERA registration, towers, prices and completion date: Lake Province (3 and 3.5 BHK on the lakefront), Sports Province (2, 3 and 3.5 BHK around a sports zone), Forest Province (3, 3.5 and 4 BHK around a Miyawaki-style forest) and The Solitaire, a single 32-floor tower of 3 and 4 BHK homes over 3,000 sq ft. A further enclave is listed as coming soon.
About 3,450 homes have been registered across six RERA numbers so far, with RERA completion dates from December 2029 to June 2031 (the original Phase 1 registration runs longer). Starting prices go from about ₹1.4 Cr in Sports Province to ₹4 Cr and above in The Solitaire, roughly ₹10,400–12,250 per sq ft.
The location is its strongest card: Inventure Academy and United World Academy are next door, Greenwood High is close by, and Wipro is about 5 km away.

About the developer: Mana Projects & Skanda
The RERA promoter is Neobuild Ventures LLP. Mana Projects, founded in 2000, says it has developed about 8 million sq ft in Bengaluru, mostly along Sarjapur Road (Mana Capitol, Tropicale, Foresta, Jardin, Uber Verdant and others). Skanda was founded in 2012 by Vijay Kumar Reddy, a government contractor, and has delivered smaller villa projects; TRL is by far its largest project.
No TRL tower has been handed over yet, so the township itself has no delivery record. The RERA record for The Solitaire shows no complaints, and we found no credible reports of delays or litigation against Mana Projects or Neobuild.
