About Godrej MSR City
Godrej MSR City is a 62-acre township by Godrej Properties at Shettigere / Yerthiganahalli in Devanahalli taluk, just off Bellary Road (NH-44) between Bagalur Cross and Kempegowda International Airport. The land belongs to the M S Ramaiah group — that is the "MSR" — and the architecture is Barcelona-inspired, which is why the phases are called Barca.
Two phases are RERA-registered. Barca at Godrej MSR City (Phase 1, April 2025) has 1,961 homes in 31 towers of ground + 15 floors on 19 acres, due by 31 March 2030. Barca II (Phase 2, June 2025) adds 602 homes in 8 towers, due by 31 December 2030. Homes are 2 and 3 BHK from about 1,186 to 1,900 sq ft.
In October 2026 Godrej's own page lists Barca 3 BHK homes from ₹1.79 Cr, and portals quote ₹1.51–2.99 Cr overall, about ₹12,500–13,500 per sq ft — up from ₹10,000–10,500 at pre-launch in January 2025. Godrej sold more than 1,450 homes worth over ₹2,000 Cr at the Barca launch. Brokers are now taking enquiries for a third phase, which had no RERA registration as of 18 October 2026.

Godrej Properties, the real estate arm of the Godrej group (founded 1990, listed), booked ₹34,171 Cr of sales in FY26, ₹8,802 Cr of it in Bengaluru. Godrej calls MSR City its largest township in Bengaluru and the Barca launch "the most successful launch ever in the North Bengaluru micro-market".
The RERA promoter on both phases is M S Ramaiah Ventures LLP, the landowner, with Godrej as developer. That is a common joint-development structure, but read who signs your agreement and who is responsible for delivery. No RERA complaints or litigation were listed against either phase in October 2026.
