About Embassy Origins
Embassy Origins is Embassy Developments' 85-acre residential destination at Tharahunise (Tarahunise), north of Yelahanka near Tarahunise Lake, on the Bellary Road airport corridor. For years the land was known as Embassy Knowledge Park — Embassy's internal name for its roughly 200-acre holding here — and many buyers still search for it by that name.
Phase 1 launched on 16 September 2026 with two RERA-registered projects:
- Embassy Riverine — 217 villas of 4, 4.5 and 5 BHK (about 4,362–7,388 sq ft) on 55 acres, from about ₹14 Cr. RERA completion 30 September 2032.
- Embassy South Reserve — 855 apartments from studio to 3.5 BHK (about 1,042–2,227 sq ft) in 9 towers of 7 to 19 floors, from about ₹2 Cr. RERA completion 31 March 2032.
The plan is built around a 41-acre riparian corridor linking five lakes and about 4,000 native trees. Embassy reported 477 homes worth over ₹1,800 Cr booked within a week of launch — 62% of what was released.
Highlights
- Two RERA projects registered before launch, with a KIADB plan approval (Aug 2026)
- 41-acre riparian corridor linking five lakes, about 4,000 native trees kept
- Low-density villas: 217 on about 55 acres, in two-storey clusters
- South Reserve towers step down from 19 to 7 floors towards Tarahunise Lake, linked by a rooftop walkway
- About 20 minutes to the airport (Embassy); near Stonehill International School
- 477 homes, over ₹1,800 Cr, booked in the first week

About the developer: Embassy Developments
Embassy Developments Ltd is the listed residential company of the Embassy Group (founded 1993), formerly Indiabulls Real Estate, led by MD & CEO Aditya Virwani. In North Bengaluru it has built Embassy Boulevard and Embassy Lake Terraces and is developing Embassy Springs. It has also completed six long-delayed Indiabulls projects for about 3,000 families.
The RERA promoter for both Origins projects is Summit Developments Ltd, registered at Embassy One — check that this is the company in your agreement. Separately, Embassy has been in a land dispute with KIADB over a Kadugodi site; nothing has been reported against Origins itself.
Pros and cons
What works
- Both projects RERA-registered and plan-approved before launch
- A genuinely landscape-led plan: five lakes, a 41-acre corridor, 4,000 trees
- Very low-density villas in two-storey clusters
- Strong launch demand, which helps resale liquidity
- Airport corridor location near a top international school
What to weigh
- Completion only in 2032
- Priced at the top of the corridor: about ₹15,000 per sq ft for apartments and ₹31,000 for villas
- Thin social infrastructure nearby; most shopping and hospitals are in Yelahanka and Hebbal
- Metro about 7.5 km away and still under construction
- Future phases and a 116-acre commercial parcel mean years of construction next door
