"All-inclusive" here still leaves possession-stage charges: BESCOM and BWSSB about ₹75 per sq ft each, generator about ₹85 per sq ft, two years' advance maintenance about ₹120 per sq ft (each plus GST), a corpus of about ₹60 per sq ft, and stamp duty and registration. Together that is roughly ₹415 per sq ft plus GST on top.
