Our verdict
Prestige Parklane is the most affordable way into a Prestige high-rise in North Bengaluru, and its location inside the Aerospace Park makes it a sensible rental investment for the airport and defence workforce. It is less suited to families looking for a residential neighbourhood with schools and shops already around them.
Compare on carpet area, budget for the possession-stage charges, and confirm the promoter and RERA details on the Karnataka RERA portal before booking.
Pros and cons
What works
- Prestige-built high-rise with entry from ₹65 lakh — rare for the brand
- Inside an aerospace and defence jobs hub, next to the open STRR and close to the airport
- Large clubhouse and about 4 acres of central gardens
- RERA registered with a December 2030 completion date
- Transparent scale: Prestige published the acreage, home count and sales value
What to weigh
- Dense: 1,788 homes on 11.91 acres, about 150 per acre, in 24-floor towers
- Low carpet efficiency: a 567 sq ft 1 BHK has about 361 sq ft of carpet
- About ₹415 per sq ft plus GST of possession charges on top of the "all-in" price
- An industrial setting, with data centres and a substation planned next door
- About 30 km from central Bengaluru; the airport metro is due only around late 2027 and the rest of the STRR is years away
- The RERA promoter entity and some figures are from portals, not Prestige
Who it suits
- Investors buying a 1 or 2 BHK to rent to airport and aerospace employees
- Professionals working in the Aerospace Park or at the airport
- First-time buyers who want a Prestige-built home under ₹1 Cr
