Our verdict
Brigade's WTC township could become one of the most self-contained places to live near the airport — offices, a hospital and a hotel inside the same campus. But today it is a pre-launch with no RERA registration, so there is nothing legally fixed about price, size or date.
If the concept appeals, a refundable EOI holds your place; wait for the RERA filing before paying more. If you want to buy now in the same park, compare Prestige Parklane, which is already registered.
Pros and cons
What works
- A full mixed-use township — offices, hotel, hospital, school, mall — not just apartments
- Inside an operating aerospace and defence jobs hub, close to the airport
- Close to the STRR and NH-44
- Low entry ticket for a Brigade home, about ₹65 lakh for a 1 BHK
- Brigade's record with WTC buildings and airport-belt townships
What to weigh
- No RERA registration: no legally binding price, carpet area or possession date
- Possession 2031 at best; the clearance allows construction until 2035
- About 7,195 homes planned — a lot of competition for resale and rent within the township
- Low carpet efficiency on the quoted sizes, about ₹18,000+ per sq ft of carpet
- Road distance to the terminal is far longer than the straight-line figure
Who it suits
- Investors planning to rent 1 or 1.5 BHK homes to airport and aerospace staff
- Buyers who want to live inside a mixed-use township and can wait until the 2030s
- Brigade loyalists comfortable with an EOI before RERA
Brigade Group: delivery record
Brigade Enterprises was founded in Bengaluru in 1986 by M. R. Jaishankar and is listed on the BSE and NSE. It built World Trade Center Bengaluru at Brigade Gateway (completed 2010) and WTCs in Chennai and Kochi, and has a long record around the airport with Brigade Orchards (135 acres, Devanahalli) and Brigade El Dorado.
The environmental clearance names Tetrarch Developers Ltd as project proponent; the residential promoter will be confirmed in the RERA filing. No complaints or litigation have been reported for this project.

Before you book
- Do not pay beyond a refundable EOI until there is a Karnataka RERA number
- Get the EOI receipt in Brigade's name and the refund terms in writing
- Ask which phase and tower the EOI is for, and its indicative date
- Compare carpet areas, not just built-up sizes
- Compare with registered projects in the same park before committing
Questions buyers ask
Should I pay an EOI for Brigade WTC Devanahalli?
Only if it is refundable and receipted by Brigade. Don't make a booking payment until the project has a Karnataka RERA number.
