The "from ₹40 lakh" figure still seen online is the 2022 launch price of a 1 BHK, when base rates were about ₹7,250 per sq ft. In November 2026 portals quote about ₹70–79 lakh for a 1 BHK, ₹1.12–1.47 Cr for a 2 BHK and ₹1.44–1.88 Cr for a 3 BHK, roughly ₹12,000–13,800 per sq ft. Phase 1 is listed as sold out by at least one portal, so many buyers are now looking at resale units.

Some portals and resale listings already call Phase 1 "ready to move" and one broker says the occupancy certificate has been received. We could not confirm handover or an OC from Godrej or the RERA record, which still showed the project as under construction. Ask for the OC before you pay a resale seller in full.

Godrej Properties Ltd, the listed real estate arm of the Godrej group, was set up in 1990. It reported ₹8,008 Cr of bookings in July–September 2026 (down about 6% year on year) and delivered 3.4 million sq ft in the first half of FY27. Its larger Bengaluru projects include Godrej Woodscapes (more than 2,000 homes sold at launch in 2024), Godrej Vanantara, Godrej MSR City and the 2026 launches Godrej Regent Park and Godrej Florenne.
Godrej Properties itself is the RERA promoter on both phases of Park Retreat, so there is no separate landowner company on the record. The RERA mirror shows no land litigation for either phase. We could not open the Karnataka RERA portal from here to check complaints or construction progress, and some buyer reviews on portals mention delays and high maintenance charges without details.
