Our verdict

Grand La Vasa makes sense for a family that wants an independent villa with a private terrace and a full clubhouse, works in Electronic City, Bommasandra or Jigani, and can live with a semi-rural address on the Chandapura–Anekal Road. At about ₹1.86–2.2 Cr for a 3 BHK villa, it costs roughly what a 3 BHK apartment does closer to the city.

The risks are in the paperwork, not the product. Confirm which RERA phase and survey number your plot is in, get the villa handover date and delay penalty in the construction agreement, check the khata and water source, and talk to people already living in the completed villas before you pay a booking amount.

TBC Homes Infra Corp: delivery record

TBC Homes Infra Corp is a Bengaluru partnership firm with four partners and its office at Byagadadenahalli on the same Chandapura–Anekal Road. It builds villa communities in the Chandapura–Anekal and Muthanallur belt: Grand La Casa (196 villas, launched December 2020, possession from 2022), Grand La Vasa, Grand Lapalazzo at Muthanallur including the Marvella Phase 3, Grand Lapalacio (41 villas) and a plotted layout, La Picasso. It is a small regional developer with no published financials or credit rating.

The RERA records for both Grand La Vasa phases show no litigation on the land, and we found no complaints against the project. Residents of Grand La Casa rate it about 3.3 out of 5 on Housing.com and mention water supply and maintenance problems, which is worth asking current Grand La Vasa owners about. The Grand Lapalazzo Phase 3 RERA date of 10 March 2026 has passed while a RERA mirror still lists it as ongoing; ask whether it was completed or extended.
