Our verdict
Mana TRL is the most complete "township for families with children" on Sarjapur–Varthur Road: schools at the gate, a dedicated sports zone and enough enclaves to fit most budgets. Sports Province gives the lowest entry price and the earliest RERA date (December 2029); Lake and Forest Province add views and larger homes; The Solitaire is a separate luxury product.
Choose your enclave by RERA date as much as by price, check the carpet area on the cost sheet, and visit at peak hours. Compared with DSR The Address (RERA 2029) and Abhee City Urban Glenn (2033), TRL sits in between on timing and at the top on price per sq ft.

- Possession: no RERA date earlier than December 2029; the original Phase 1 registration is reported to run to 2035
- Density: about 3,450 homes already registered in towers of 33–36 floors
- Traffic on Sarjapur and Varthur roads; metro is years away and not yet centrally approved
- Water from borewell, BWSSB and tankers at the time of filing
- Marketing material is inconsistent (template floor-plan tables, varying amenity counts)
- 45–52 km from the airport

Mana Projects & Skanda: delivery record
The RERA promoter is Neobuild Ventures LLP. Mana Projects, founded in 2000, says it has developed about 8 million sq ft in Bengaluru, mostly along Sarjapur Road (Mana Capitol, Tropicale, Foresta, Jardin, Uber Verdant and others). Skanda was founded in 2012 by Vijay Kumar Reddy, a government contractor, and has delivered smaller villa projects; TRL is by far its largest project.
No TRL tower has been handed over yet, so the township itself has no delivery record. The RERA record for The Solitaire shows no complaints, and we found no credible reports of delays or litigation against Mana Projects or Neobuild.
