HomznSpace's figures (31 October 2026) are approximate agreement values that include car parking, clubhouse and maintenance but exclude BESCOM and BWSSB charges, preferred-location charges, stamp duty and registration. Housiey (July 2026) and BookNewProperty (November 2026) quote ₹2.90 Cr and ₹3.37 Cr as "all-inclusive"; NoBroker's listing shows about ₹2.93–3.38 Cr. Lower figures of about ₹2.3–2.6 Cr for a 3 BHK come from PropNewz's August 2026 estimate worked out from the sales value, not from a price sheet.
All of these are indicative. Under the RERA Act a builder cannot formally sell or take a booking before registration, so keep any EOI refundable and wait for the official cost sheet.
Price per sq ft
About ₹13,800–15,000 per sq ft on the quoted sizes. Puravankara's own figures (over ₹700 Cr for 5.42 lakh sq ft) work out to about ₹12,900 per sq ft on average. On carpet area, the 3 BHK quote is about ₹21,000–23,000 per sq ft, since carpet is about 65% of the quoted size.

BookNewProperty quotes an "early access" EOI of ₹5 lakh for preferential unit selection; it does not state refund terms. Housiey describes a construction-linked plan after launch, with a down payment of about ₹29 lakh on a 3 BHK and loans up to 90%. None of this is official until RERA registration: get the EOI terms, the refund conditions and the payee name in writing, and pay only into an account in Puravankara's (or the RERA promoter's) company name.
