Sources disagree, mainly because some quote the base rate and others an all-inclusive figure. HomznSpace (1 October 2026) and several broker sites quote ₹3.0 / 3.6 / 4.05 Cr at a base rate of about ₹15,000 per sq ft. Housiey (23 August 2026) quotes all-inclusive ₹3.49 / 4.21 / 4.77 Cr, including GST and possession charges but not stamp duty and registration. Another broker site lists ₹3.40 / 4.10 / 4.60 Cr, and HouseAdda quotes an EOI rate of ₹16,000 per sq ft with figures up to ₹5.02 Cr. PropNewz's lower estimate of ₹2.40–4.13 Cr is its own calculation on smaller sizes, not a quote.
All of these are indicative. Floor rise, preferred-location charges, stamp duty (5%) and registration (1%) are extra on most quotes.
Price per sq ft
About ₹15,000–16,000 per sq ft base on built-up area, or about ₹17,500 all-inclusive on Housiey's sheet. Housiey's carpet areas are about 64% of built-up, which makes the effective rate about ₹27,000 per sq ft of carpet. Broker estimates for resale flats on Hennur Road are about ₹9,000–13,000 per sq ft, so this is priced well above the area average.

Payment plan and offers
What the EOI is: an expression of interest is a payment that holds your place in the queue for a unit when bookings open. It is not a booking, an allotment or a sale, and because the project is not RERA registered it has none of RERA's protections. Reported amounts vary: PropNewz describes a ₹1 lakh post-dated cheque, one broker site mentions ₹5 lakh, and Housiey lists a minimum down payment of about ₹35 lakh for the 3 BHK, which would apply at booking, not at EOI.
Brokers describe a construction-linked plan with loans up to 90% after launch. Before paying anything, get in writing: that the EOI is fully refundable and within how many days, that the cheque is payable to Puravankara's own company account (not a broker), which configuration and price the EOI is for, and whether the price is held after launch.
