Our verdict
Lodha Whitefield has the strongest location of any upcoming large-format project in Whitefield: a metro station at the gate and Google next door. The trade-offs are price and timing — a premium of roughly 20% over the area average and possession around 2030–31 — and the fact that, today, nothing is legally committed.
If you are interested, an EOI keeps your place in line, but make sure it is refundable and do not commit further until the RERA registration, price list and floor plans are public. Compare it with ready and near-ready Whitefield homes, which cost less per sq ft and carry no launch risk.
Pros and cons
What works
- Beside a running metro station — rare for a new launch in Whitefield
- Walking distance to Alembic City (Google) and close to ITPB and EPIP offices
- Large 3.5, 4 and 5 BHK homes on a relatively low-density site
- Backed by a large listed developer with strong national delivery
- Early EOI may give priority in choosing a unit (partner claim)
What to weigh
- No RERA registration yet: prices, sizes and dates are not committed
- Premium pricing of about ₹16,000 per sq ft versus a Whitefield average of about ₹13,000
- High entry ticket of ₹3.75 Cr+ with no 2 or 3 BHK option reported
- Lodha has no completed Bengaluru project to inspect yet
- Possession indicated only for late 2030 or 2031
- Congested junction; about 30 minutes to the Outer Ring Road
Who it suits
- Senior tech professionals working around ITPB, EPIP and Alembic City
- Buyers upgrading to a 3.5 BHK or larger home with metro access
- Buyers who value the Lodha brand and can wait until about 2030–31
