Our verdict
Prestige Raintree Park is a solid, mainstream Whitefield buy from a developer with a long Bengaluru record. Phase 1 suits families who want a large 3–5 BHK and a December 2028 possession; Evergreen is the value entry, with smaller homes and a June 2030 date.
The location's weakness is Varthur Main Road traffic. Drive it at 9 am and 6 pm before you book, and compare Evergreen quotes from more than one source — the spread is wide.
Pros and cons
What works
- Lake-facing location with open views for many towers
- Prestige, a listed Bengaluru developer, with both phases disclosed to the exchanges
- Two price bands in one township: Evergreen from about ₹1.6 Cr, Phase 1 from about ₹2.75 Cr
- RERA dates of December 2028 and June 2030
- Large clubhouse and high open space in Phase 1
- Purple Line metro about 3–5 km away; ITPL 5–8 km
What to weigh
- Varthur Main Road traffic at peak hours, and no Gunjur–Varthur flyover yet
- About 3,500 homes across two phases — a dense township
- Varthur Lake's history of foam and waterlogging
- Carpet area about 63% of the quoted size in Phase 1
- Evergreen prices vary widely between brokers; the cheapest 1 BHK has sold out
- About 40 km to the airport
Who it suits
- Whitefield and ITPL professionals who want a lake-facing home from a big developer
- Families upgrading to a 4 or 5 BHK (Phase 1)
- First-time buyers who want a 2 or 3 BHK in a Prestige township (Evergreen)
