These are agreement values from broker pages dated June to October 2026, not developer figures. GST, stamp duty, registration, floor rise and possession-stage charges are extra. The quotes disagree with each other: the same 2 BHK appears at ₹92 lakh on one page and ₹1.18 Cr on another, and one site's headline "starting price" of ₹1.30 Cr is really its 3 BHK price. Under the RERA Act a developer cannot sell or take bookings before registration, so any money paid now is an expression of interest at best.
Price per sq ft
One broker site advertises a pre-launch rate of ₹10,830 per sq ft (said to be valid until 2 October 2026, then about ₹11,900). For comparison, the 3-acre "Prestige Thanisandra" project on the same road is listed at about ₹12,500 per sq ft (₹1.63 Cr for a 1,300 sq ft 2 BHK), and PropNewz puts the corridor average near ₹11,900. A Prestige launch here at ₹10,800 would be cheap, which is one more reason to wait for an official price.
Payment plan and offers
One broker site shows a schedule of 5% at booking and 45% at agreement, with the rest linked to construction stages; the same site's text says 10% at booking. Paying half the price at agreement on a project with no RERA number would be a poor deal for the buyer. EOI amounts also vary on that one site, from ₹3–5 lakh on its price page to ₹6.5–10.5 lakh on its home page. Nothing here is official.
What an EOI means here: a deposit to be first in line if and when Prestige launches a project on this land. It is not a booking, it gives you no unit, price or date that the law will hold anyone to, and it is not covered by RERA. If you pay one, pay it only to a Prestige company's own bank account (not a broker or an individual), and get written terms that it is fully refundable, by when, and without deductions.
