Our verdict

Sobha Liora looks like a well-specified, lower-density project for buyers who want a large 3 or 4 BHK in Whitefield from a developer that builds in-house. The catch is that nothing is fixed: Sobha has not registered or even named the project publicly, sources disagree on how big it is, and the quoted rate of about ₹18,000 per sq ft is a premium of roughly 15–45% over the area.

A refundable EOI, paid to Sobha Limited, is a reasonable way to keep your place if you like the concept. Do not pay more until the RERA number, approved plans and price list are public, and compare it with registered Whitefield projects before you commit.

Pros and cons

What works

  • Large 3, 3.5 and 4 BHK homes with about 70% carpet efficiency — better than many new launches
  • Low density reported: about 420 homes on about 7 acres, with about 80% open space
  • A quieter pocket of Whitefield, still within about 3–4 km of ITPL, Nexus Whitefield and the metro
  • Sobha's in-house construction and long Bengaluru record
  • Early EOI may give priority in unit selection (partner claim)

What to weigh

  • No RERA registration: price, sizes, plot size and possession date are not committed
  • Sources disagree on basic facts — 7 vs 2.5 acres, 4 vs 3 towers, 420 vs 211 homes
  • Indicated at about ₹18,000 per sq ft, well above the Whitefield range of about ₹12,000–15,500
  • High entry ticket: about ₹3.2–3.5 Cr, no 2 BHK option
  • Possession indicated December 2030–2031, and the expected June 2026 launch has already slipped
  • Not walkable to the metro; the exact plot location is not published

Who it suits

  • Families upgrading to a large 3 or 4 BHK near ITPL and Whitefield's tech parks
  • Sobha buyers who value in-house construction and can wait until about 2031
  • Buyers who prefer a quieter residential pocket over a junction-side site

Sobha Limited: delivery record

Sobha Limited was founded in 1995 by P.N.C. Menon and is listed on the NSE and BSE. It builds in-house — concrete, interiors, glazing and metal works — and reports about 154 million sq ft delivered across 28 cities (June 2026). It reported record sales of ₹5,862 Cr in April–September 2026.

Sobha's October 2026 investor presentation lists eight forthcoming Bengaluru projects without naming them, and management said three Bengaluru launches are planned for October 2026 – March 2027. Liora may be one of them, but Sobha has not said so. None of Sobha's five launches in April–September 2026 was in Whitefield. Sobha has older completed projects listed in Whitefield on property portals (such as Sobha Habitech and Sobha Windsor) that you can visit to judge build quality. We found no complaints or litigation about this project; the landowner or any joint-development partner has not been disclosed.
