Our verdict

Bhartiya Garden Estate is a large, mixed project from a developer whose earlier Nikoo Homes you can inspect, on a site near Prestige Tech Cloud and the airport that will get much easier to reach once the Blue Line opens. It suits buyers who can wait until 2030–31 and want a lower-density layout than the tower clusters further along NH-44.

Its weak points are timing and certainty: construction is early, prices are only channel-partner quotes, and the three phases complete a year apart. Ask Bhartiya for the cost sheet, confirm your unit's phase and RERA date, and compare the carpet area and price with Godrej MSR City and Nikoo Homes 9 before booking.

Bhartiya Urban Pvt Ltd is the real estate arm of the Bhartiya Group, which started in 1987 in leather apparel exports; its managing director on the RERA records is Arjun Aggarwal. Its flagship is Bhartiya City, a township of about 125 acres on Thanisandra Main Road with the Nikoo Homes apartments, Bhartiya Mall of Bengaluru, offices and Leela Residences. The company is expanding fast: it announced 5,000+ new Nikoo homes in April 2025, then launched Nikoo Homes 8 (June 2026) and Nikoo Homes 9 (September 2026), and its finance head said five to six more launches worth about ₹9,000 Cr are planned. Running several large sites at once is the main execution risk. The RERA mirrors show no complaints, pending cases or land litigation for any of Garden Estate's three phases.
