Our verdict

Godrej Park Retreat is a sensible buy for people who work at RGA Tech Park, Wipro or the ORR offices and want a branded home they can move into soon, or rent out to that workforce. Phase 1 is close to its February 2027 RERA date, so you are buying something nearly finished rather than a drawing.

It is not a bargain any more. At ₹12,000–13,800 per sq ft it is priced at the area average, with low carpet efficiency and high density. Compare carpet areas, check whether the unit has an occupancy certificate, and negotiate on resale asks, which are often above recent portal prices.

Pros and cons

What works

  • Next to RGA Tech Park and minutes from Wipro Kodathi: easy to rent out
  • Phase 1 is within months of its RERA completion date, so construction risk is low
  • Godrej Properties is the direct RERA promoter, not a land partner
  • Includes 1 BHK homes, a way into a Godrej project for under ₹80 lakh
  • About 85% open space, a Miyawaki forest and a 28,000 sq ft clubhouse
  • Active resale and rental market, so prices are easy to check

What to weigh

  • Prices have risen from about ₹7,250 to ₹12,000–13,800 per sq ft since 2022, leaving less upside
  • Low carpet efficiency: about 61% of saleable area
  • Dense: about 120 homes per acre and towers of up to 27 floors
  • No metro for years; the planned Carmelaram station needs central approval and is targeted for around 2033
  • Access is via narrow village roads, with Sarjapur Road and ORR traffic at peak hours
  • A 28,000 sq ft clubhouse is small for 1,539 homes
  • Handover and OC status of Phase 1 not confirmed by Godrej at the time of writing

Who it suits

  • Professionals working at RGA Tech Park, Wipro Kodathi or the Sarjapur Road and ORR offices
  • Investors who want a 1 or 2 BHK to rent out soon
  • Buyers who want a Godrej-built home with a 2027–28 handover rather than a 2030+ launch

Godrej Properties: delivery record

Godrej Properties Ltd, the listed real estate arm of the Godrej group, was set up in 1990. It reported ₹8,008 Cr of bookings in July–September 2026 (down about 6% year on year) and delivered 3.4 million sq ft in the first half of FY27. Its larger Bengaluru projects include Godrej Woodscapes (more than 2,000 homes sold at launch in 2024), Godrej Vanantara, Godrej MSR City and the 2026 launches Godrej Regent Park and Godrej Florenne.

Godrej Properties itself is the RERA promoter on both phases of Park Retreat, so there is no separate landowner company on the record. The RERA mirror shows no land litigation for either phase. We could not open the Karnataka RERA portal from here to check complaints or construction progress, and some buyer reviews on portals mention delays and high maintenance charges without details.

Before you book

  • Confirm which phase and RERA number your unit falls under on rera.karnataka.gov.in
  • For Phase 1 resale, ask for the occupancy certificate and Godrej's no-dues letter before paying in full
  • Compare carpet area, not just saleable area (carpet is about 61%)
  • Ask Godrej what fresh inventory remains and whether the 25:75 plan applies to your unit
  • Check how far your tower is from the railway line and Hadosiddapura Road (noise)
  • Visit at peak hours to judge the roads to Sarjapur Road and the ORR
