Pre-launch pages that quoted 3 BHK from ₹2.28 Cr describe a different home mix and should be ignored.
Floor rise, preferred location and legal charges are extra. At possession, channel partners list BESCOM and BWSSB at ₹75 per sq ft each, generator ₹85, two years' maintenance ₹110 (each plus GST) and a corpus of ₹60 per sq ft — about ₹405 per sq ft — plus an assessment fee of ₹25,000 and stamp duty and registration.
Price per sq ft
About ₹11,800 per sq ft on average from Prestige's own figures, and about ₹12,800–13,400 per sq ft in portal quotes for individual homes. With carpet at about 70% of saleable area, that is roughly ₹18,500–19,000 per sq ft of carpet. Eaton Park in the same township launched at about ₹12,000 per sq ft in March 2026.
