Our verdict

Garden Breeze is a fairly priced way into The Prestige City: 2 and 3 BHK homes at about ₹11,800–13,400 per sq ft, with reasonable carpet efficiency and lower density than most launches on Sarjapur Road. Buying into a township whose early phases are already lived in lowers the risk compared with a stand-alone launch.

The trade-offs are the commute to the ORR and Whitefield and a 2030 handover. Confirm the RERA completion date, check whether the home you want is still available, and add the possession charges before you compare it with Fernvale or Nambiar District 25.

Prestige Group: delivery record

Prestige Estates Projects (Prestige Group) was founded in Bengaluru in 1986 and is listed on the BSE and NSE. In its launch filing it reported 319 completed projects (about 216 million sq ft) and 137 projects in progress as of June 2026. It recorded ₹30,024 Cr of pre-sales in FY26 and ₹7,225 Cr of bookings in July–September 2026, the quarter Garden Breeze launched.

The Prestige City has been sold in phases since 2021, and the early phases (Avalon Park, Eden Park, Meridian Park) are delivered or nearing delivery, so buyers can visit finished towers in the same township before deciding. No complaints or litigation specific to Garden Breeze were found; Housiey reports none.

Fernvale and Garden Breeze both offer 2 and 3 BHK homes from about ₹1.3–1.4 Cr; Garden Breeze is the larger and newer phase. Eaton Park is for buyers who want 3 or 4 BHK homes of 1,900 sq ft and more, from about ₹2.2 Cr.

What are the drawbacks of Prestige Garden Breeze?

An unclear completion date (June or November 2030), possession charges on top of the price, the commute to ORR and Whitefield, and ongoing construction in the township.
